  • SMIP-016 is a promising experimental drug that kills chronic leukemia cells.
  • The drug targets a protein called CD37, but it wasn't known how this kills leukemia cells.
  • This study showed unexpectedly that CD37 helps regulate both cell-death and cell-survival signals, explaining how the drug works and how it might be improved.

COLUMBUS, Ohio A new study has identified a life-and-death signaling role for a molecule on the surface of the immune cells involved in the most common form of chronic leukemia. The finding could lead to more effective therapy for chronic lymphocytic leukemia (CLL), an as yet incurable cancer that occurs in more than 16,000 Americans annually.

The study, led by researchers at the Ohio State University Comprehensive Cancer Center Arthur G. James Cancer Hospital and Richard J. Solove Research Institute (OSUCCC James), examines how an experimental drug called SMIP-016 kills CLL cells.

Earlier work by the same researchers showed that the drug targets a molecule called CD37, which is found on the surface of CLL cells. In this new study, the researchers discovered that the CD37 molecule has two regions that can concurrently activate two separate pathways in CLL cells, one that leads to cell death and another that promotes cell survival.

The findings show SMIP-016 activates the "death" part of the molecule, and they suggest that blocking the "survival" part of the molecule could improve the drug's effectiveness, the researchers say.

The study is published in the May issue of journal Cancer Cell.

"These findings open new possibilities for the use of immune-based therapy for treating CLL," says principal investigator Dr. John Byrd, a CLL specialist and professor of Medicine, of Medicinal Chemistry and of Veterinary Biosciences.

"We are already targeting the cell-death pathway using SMIP-016, and we might be able to optimize the drug's effectiveness by simultaneously blocking the cell-survival region of the molecule with a second antibody," he says.

Byrd notes that drugs that can block the cell-survival pathway already exist.

"We were very surprised and excited to find that CD37 is directly involved in regulating survival and cell-death pathways," says first author Rosa Lapalombella, a research scientist in Byrd's laboratory. "That's not usually the case for molecules of this kind."

Co-principal investigator Dr. Natarajan Muthusamy, associate professor of Medicine, notes that CD37 belongs to a family of molecules called tetraspanins, which usually only facilitate signaling by bringing together other molecules that when combined issue signals.

"This work is a great example of collaborative research involving several laboratories," says researcher and co-principal investigator Dr. Michael Freitas, associate professor of molecular virology, immunology and medical genetics, whose laboratory contributed to the global proteomic work of how CD37 signals. "The support for, and emphasis on, team science is a major driving strength of Ohio State and contributed to this project's findings," he says.

Byrd hopes to begin a clinical trial soon that tests SMIP-016 combined with a drug that blocks the survival pathway.

"Overall, these findings reinforce our belief SMIP-016 could be an effective agent for treating CLL and other malignancies that sometimes express the CD37 protein, including non-Hodgkin's lymphoma and acute lymphoblastic leukemia," says Byrd, who is the D. Warren Brown Chair of Leukemia Research.

Yet another blow for Italian soccer

Alternate title: 2006 does not apply

Domenico Criscito, one of Italy?s projected starting XI at Euro 2012 (and a target of the country?s latest match-fixing probe), has been forced out of the country?s squad of Euro 2012. So yeah, this is a big deal.

How big is this Italian match-fixing probe getting? Aside from the list of prominent names being arrested in conjunction with the investigation (including Juventus head coach Antonio Conte), the controversy?s compelled James Richardson to write.

The host of the internet?s ?it? podcast (The Guardian?s Football Weekly) usually confines his benign musings to audio or video. This week, the former Football Italia host has deemed Italy?s latest crisis sufficiently important to take to a keyboard. Groovy.

By ?latest crisis?, I mean to allude to 2006. In the middle of calciopoli, Italy won World Cup 2006. If you bleed Azzurri blue, you might look at that data point and suggest Italy plays its best soccer under fire. Bring on the investigation, somebody (somewhere) is saying. Our team plays better when they?re under pressure.

To which I?d retort: ?What team??

In soccer years, it?s been a long time since Italy was good. How long? Well, way back when Italy was a factor at major tournaments (2006), Zinadine Zidane was still playing. Michael Owen had just returned from Real Madrid, Manchester City?s top scorer was Andy Cole, and Giuseppe Rossi had just debuted ? for Manchester United.

Since 2006, it?s been all downhill for the four-time world champions. They barely make it out of what was ultimately (and surprisingly) a bad group at Euro 2008. They didn?t make it out of their group in World Cup 2010, and drawn in the same group as Spain, Croatia and Ireland, there?s a good chance they won?t get out of their group in Euro 2012.

Head coach Cesare Prandelli has no choice but to select an unremarkable collection of talent that reflects a stoic period in Italian player development. Perhaps in Brazil the likes of Mario Balotelli and Sebastian Giovinco will be the finished product. In Poland, their most accomplished attacker is 34-year-old Toto Di Natale (10 goals in 36 appearances).

At best, Italy is an underdog to beat out Croatia (who has never lost to Italy) for Group C?s second quarterfinal spot. Even if we factor in a ?coming together? factor, they still look like a team riding an expired reputation. Unless Slaven Bilic?s Croatia plays to his country?s unreasonably low expectations, Italy?s in line for another major competition disappointment.

And all that is before factoring in yesterday?s news. Zenit St. Petersburg?s Domenico Criscito, who has spent over two years as Italy?s first choice left back, was forced to pull out of the squad after his room was searched by police in an early Monday raid. You can?t help but feel that were he not part of the team slatted for Euro 2012, he might have been arrest. With Criscito?s Genoa home also combed-over by authorities, it may only be a matter of time (part of the reason for withdrawing).

According to the Italian soccer federation (the FIGC), Criscito?s maintaining his innocence. He?s also sorry about the distraction he?s brought the team, part of an obligatory response. What?s he supposed to say? That the team thrives amid controversy? And he?s going the squad a service?

Best case scenario, for Italy: Criscito is as innocent as he claims, and his absence ends up being inconsequential. No team wants to lose a starter, but Italy?s got options. Giorgio Chiellini is a natural central defender, but he?s coming off a great year on the left for Juventus. The team also has Palermo?s Federico Balzaretti, one of Serie A?s best left backs. Are either of them Criscito? Over Italy?s three crucial group stage games, there may not be a difference.

The distraction of Criscito, however, could have taken the team down. The margins are so thin for Italy, a team that will have to break their Croatia cruse if they?re to make the quarterfinals. Having Criscito around may have provided a slight benefit on the pitch, but off the field, it could have undermined the entire tournament.

Render, Texture Coating And Roof Paint For A Beautiful & Protected ...

Building your dream home is not an easy task, even when you hire someone else to do it. You would like a house that provides strength and protection against adverse weather and one that can stand the test of time. You would enjoy not having to paint it every 3-4 years or having maintenance and repair work done on it regularly. This can be made possible if proper attention is paid to a few important external features of the home. Render, roof paint and texture coating are three important elements of the exterior of your home that can help make your home more attractive but at the same time provide better protection against a number of elements.

The process of applying a thick mixture of sand, cement and lime plaster on the exterior walls of your home is called render. It can be applied on concrete, bricks, stones or mud bricks. Depending on our preference it can be fine or coarse, textured or smooth, natural or coloured, pigmented or even painted. At present, even technology is available to add polymers to the render mixture to make it stronger, more water resistant, increase its flexibility, etc. Different tools are used and numerous styles of render are practiced worldwide according to the local weather and home trends.

Another good option and one that is very prominent these days is texture coating. It can be applied on concrete or cement panels, bricks, blocks, masonry, metal, plastic and wooden surfaces. It is very similar to render but in it special systems of polymers and elastomers are used to protect and decorate the exterior walls. Other chemicals like fibres, mica, titanium dioxide, colouring agents, etc. can be added to give it enhanced properties and better performance. It ensures that your exterior wall has a long lasting protection against all weather, proper insulation, colour retention as well as good appeal to all eyes.

Now that the external walls are protected, let us take a look at the top of the house: the roof. Roof paint solutions help protects your building from all the natural and man-made elements like sun, wind, rain, frost, pollution and dirt. But along with protection, the roof paint can also make our homes energy efficient. The colour and material in the paint has special thermal and reflective properties that allow it to reflect a larger percentage of the sunlight consisting of UV and infrared waves. This helps keep the house cooler in the summer and thereby saving energy on air conditioning and cooling. Roof painting mixed with using metal, cement tiles, asbestos or other material for roofing can help create a strong structure that is water resistant as well as energy efficient.

Hence we can see the numerous benefits that render, texture coating and roof painting provides to your home:

Resistance to water: water leakages cause maximum damage to homes
Strong and durability: it will not chip, flake or peel
Protection against fungi and infestation
Energy efficiency: thermal and reflective properties keep your home cooler, naturally
Maintenance Free: it durability helps avoid any cracks or problems on the external surface
Appealing: Its beautifies your external walls into a picture perfect home
Savings: As you wont have to get your house painted every few years and less maintenance, it is only reasonable to say that you would save a lot of money

About the Author:
Author is an experienced business writer, has been writing in the business world for a long time. The article tells about the features and usage of Render, Texture Paint, Roof Paint, Texture Coating and Waterproofing.

Closing bank account will cost you, group finds

Want to close your bank account? It could cost you as much as $55.

In a survey of the practices of the 10 largest banks in the country ? including JPMorgan Chase, Bank of America, Citibank and Wells Fargo ? policy and advocacy group Consumers Union found that people who want to close their accounts at big banks and switch to a smaller bank can face costly obstacles.

"Banks have added all sorts of fees on basic checking accounts, which has raised alarm bells," said Suzanne Martindale, staff attorney for Consumers Union. "But when you hit breaking point and want to move your money, guess what you encounter: more fees."

Consumers Union said none of the 10 banks will make a free same-day electronic transfer, and all charge for wire transfers or certified checks. Certified checks can cost up to $10 and wire transfers $30.

BB&T and Citibank charge a $25 fee if the account is closed within 90 days, while US Bank, HSBC, and PNC Bank charge customers a $25 fee to close an account that has been open for fewer than 180 days.

The survey was commissioned after the public furor over Bank of America's plan to start charging its customers $5 for using debit cards. Bank of America backed off after many organizations, including Consumers Union and Occupy Wall Street protesters, called on Americans to transfer accounts from large banks into smaller community banks.

A survey of customers at the top 10 banks by consulting firm cg42 in November found that one in five customers actively considered switching accounts. Consumers Union said it soon started hearing from its members that wasn't easy: Not only did it cost money, but it also cost a lot of time.

Opening an account at another bank can take a few days or up to two weeks for all the paperwork to be completed. Re-routing automatic payments and direct deposits into a new account can take four to six weeks and can be a very intimidating and complicated process for some consumers, the group said.

Banks sometimes reopen old accounts after they have been closed by customers.

Chase reopens an account if the bank receives a deposit. Consumers Union said that could easily happen if a direct deposit isn't re-routed in a timely manner. Bank of America's policy is to reopen accounts if any activity hits the account.

Chicago business owner Mark Henderson said he closed his account about 18 months ago and kept receiving statements with a service charge every month saying there wasn't enough money in the account.

After calling several times and telling the bank's customer service representative that the account was closed, Henderson said, he gave up.

"Now I just tear the statement when it comes," Henderson said.

Bank of America spokeswoman Betty Riess wouldn't comment on Henderson's experience. She said the bank advises customers who are closing accounts to allow time for pending payments and deposits to clear the account.

"If we receive a deposit or credit to the account after it has been closed, we may re-open the account to accept the item, and the account could be subject to associated fees. We disclose this to customers," Riess said.

Consumers Union warns that customers can end up owing hundreds of dollars in penalty fees or even a monthly maintenance fee if a re-opened account falls below what is needed to avoid such a fee.

Consumers are at risk of more penalty fees after they switch banks. If merchants and other billers charge for late payments for delays while re-routing automatic payments, the previous bank may charge an overdraft fee on an empty account or for a bounced check.

The 10 banks surveyed are Bank of America, BB&T, Chase, Citibank, HSBC, PNC, SunTrust, TD Bank, US Bank and Wells Fargo.

As part of the study, the group sent 16 secret shoppers into branches around the country to ask how to close an account and reviewed online fee schedules and account disclosures, tracked news developments, and collected consumer stories.

16-year-old sets off buzz over 325-year-old physics

Jugend Forscht

Sixteen-year-old Shouryya Ray, a student from Dresden who was born in Calcutta, submitted a paper proposing analytical solutions to two problems in particle dynamics.

By Alan Boyle

A research paper that claims to fill in a gap in Isaac Newton's formulas for the physics of falling objects has drawn worldwide attention to a 16-year-old student in Germany, but physicists are reserving judgment until they've seen the proof.

The focus of the buzz is Shouryya Ray, an Indian-born student who won second prize this month in the math and informatics category for Germany's Jugend Forscht student science competition. Ray tackled a couple of longstanding puzzlers for physics students: How do you account for air resistance in calculating the trajectory of ball thrown out at an angle? And precisely how does a ball thrown against the wall rebound?

The first question relates to Newton's law of universal gravitation: In his Principia Mathematica, published in 1687, Newton laid out how a gravitational field would affect a thrown object ??but he didn't account for the effect of air resistance. Through the centuries, physicists have used numerical approximations to take drag into account, and when computers come into play, those approximations can be incredibly precise. But Ray said he wanted to come up with a set of formulas that could calculate the effect directly, even though his instructors said that had never been done.

"I asked myself: Why can't it work?" he told the German newspaper Die Welt.

That's what Ray tried to do in his prize-winning paper, titled "Analytical?Solution of Two?Fundamental?Unsolved?Problems of?Particle Dynamics" ("Analytische L?sung von zwei ungel?sten fundamentalen Partikeldynamikproblemen"). In addition to the falling-ball problem, Ray took on a puzzler of more recent vintage, having to do with the description of a particle's collision with a wall, as described by 19th-century theory. But it was the "kid-trumps-Newton" angle that really stirred up a buzz.

Die Welt's report came early in the game: The Daily Mail and?The Sunday Times of London picked up the story, adding to the sensation. The idea that a teenager could figure out something that Newton didn't ? particularly when the teen is an immigrant from Calcutta who says he's no genius ? is irresistible. But that just sparked more questions among inquiring minds in such online hangouts as?Physics Forum,?Slashdot?and Reddit: What exactly did Ray do? And were these problems really such mysteries to solve?

That's a challenge, because Ray's paper was a school project submitted for a contest, and thus not subject to the publication process and peer review that professional work typically goes through. For that reason, the experts are reluctant to weigh in.

"This story seems rather suspicious," Richard Fitzpatrick, a physicist at the University of Texas in Austin, told me in an email. "None of the news reports give any details of the calculation. None of the people who hailed Shouryya Ray as a genius are scientists, and none of?them give the impression that they have seen the calculation in question. It is impossible to gauge the scientific merit of the calculation until it is made public."

Syracuse University physicist Simon Catterall said in an email that calculating the trajectories of falling objects hadn't been seen as a particularly grand puzzle of physics. "The background given in the article seems genuine enough, so it may indeed be true, but I haven't heard anything about a new solution to a Newtonian problem on the grapevine," he told me.

Based on what's come out about the work so far, the consensus seems to be that Ray has done amazing work for his age ?and if he had to choose between his passion for science and his passion for soccer, he'd be well-advised to pick math and physics.?His paper putting forth an "analytical solution to two fundamental unsolved problems" may not be the breakthrough that some of the reports have made it out to be, but that doesn't take anything away from the teenager's achievement.

"What Ray has worked out, almost certainly independently, would definitely put him in the 99th percentile amongst his peers and maybe even more," one Redditor observed.

By the way, the first-place winner in the math and informatics category, Julius Kunze, wrote a paper on relativistic ray tracing. But that's a different story...?

Monkey delays Air China flight from New York - Indiatalkies.com

London, May 26: An escaped monkey in a plane?s cargo hold delayed a fight from New York?s JFK International Airport for nearly four hours, it was reported here Saturday.

The animal managed to free itself from its crate inside the plane?s hold before takeoff.

The monkey was destined for China for medical research, Daily Mail reported.

The animal was one of 50 to 60 others caged inside the Air China Boeing 747 originally scheduled to leave at 4.50 p.m.

Passengers aboard the flight didn?t seem to be aware of the ensuing hunt below their floor.

Currency trading ? Several Ideas to Generate income Fast ...

What exactly is FOREX?

FOREX stands for this currency exchange market, that is a worldwide financial market exactly where foreign currencies tend to be dealt. The foreign exchange market commenced inside Seventies and is now the greatest fiscal market place on the globe, with the common every day revenues of US$1.Nine billion. Which is twenty five periods how much daily exercise upon all of the Us all stock markets.

Each Foreign exchange trade requires simultaneously buying one forex along with marketing an additional. By way of example, if you feel the actual Dollar may climb in accordance with the particular dollar, you?ll position any Euro/Dollar trade. The foreign exchange technique might then buy the Dinar and then sell a similar quantity of the Buck. And then, when you need to close your situation, you?d probably location the Dollar/Euro business. This could find the Dollar and sell the Euro. In the event the Dollar got increased up against the Money, you would make a profit, but if it experienced gone down in accordance with the actual Greenback you would create a decline.

What foreign currencies tend to be dealt?

Most of the earth?s stock markets are available to industry, nevertheless the majority of industry action requires a gaggle of main values, including the US Buck, the Pound, the Yen, the particular Switzerland Franc and also Sterling.

Where?s the foreign exchange market situated?

In contrast to many financial markets worldwide, Forex trading just isn?t centralized with an swap. Alternatively that operates on a basis known as the interbank market or older the Counter (Non-prescription). As each Forex trading involves two reciprocal investments (buy one forex and then sell an additional), these are carried out digitally with any kind of dealer who is willing to recognize your business.

Who is able to buy and sell within the Foreign exchange?

Typically, entry to forex trading had been limited to banking organisations, such as main finance institutions, business financial institutions along with expenditure finance institutions. For this reason this is run on a process referred to as the interbank marketplace.

However, the quantity of neo lender members in the Forex market, such as international businesses, funds supervisors, funds agents and private speculators, is increasing quickly. And thanks to the actual fairly tiny amount of funds forced to open up a trading consideration (usually $500) Foreign exchange can be checking in order to a lot more people continuously. In case you are above Eighteen, have internet connection your enough funds to open a trading account, the field of Currency trading will be on hand.

Just when was the foreign currency market available for investing?

As Forex doesn?t can be found inside a standard exchange, it?s the just Round-the-clock monetary market place in the world. Currency trading will begin every single day in Sydney then goes worldwide because significant global real estate markets inside Tokyo, Birmingham as well as The big apple wide open.

To put it differently, there?s always traders someplace on the planet who are make an effort to investing foreign currencies. Which means you will make trades and reply to significant interpersonal, financial along with political occasions day and nite. Nevertheless, you will find there?s quick sleep period coming from close up regarding trading on the United states fiscal marketplace on Friday till investing will begin around australia on Mon day. Nonetheless, due to the period variances around the world, this era simply can last for about 48 hours.

What is a trading margin?

Forex trading positions come in plenty of $100,500. When you provide that amount of money to cover your situation when you can industry, the market industry would once once again always be restricted to banking institutions along with other institutional people. So brokerages established the principle associated with perimeter trading. In essence they allow visitors to buy and sell $100,Thousand hindrances of currency whether they can provide an part of security towards prospective deficits.

As an example, they will often permit individuals to industry over a margin involving 1% (compared, standard stock agents usually have to have a 50% perimeter). Which means that they can trade $100,000 blocks, furnished their account includes at least $100,000 by 1% = $1000. One thousand dollars will guard the dealer in opposition to any kind of potential deficits that their client can make (forex values rarely go up and down by simply greater than 1% within a morning). If your company?s accounts can be decreased through deficits (i.e. lowering the broker?s protection down below suitable ranges), your specialist can near just about all investments along with demand one more deposit just before even more investments can be produced.

Trading margin lets people to regulate huge amounts of forex wiith fairly small quantities of funds (often Fifty, Hundred as well as 200 occasions the quantity of money they have expended). This may lead to massive benefits, yet boosts the probability of shedding the majority of or perhaps your growth capital.

Simply how much will it cost?

Due to the exchanging margin made available from most Foreign exchange brokers, it?s possible to open up a forex account and acquire started out buying and selling which has a comparatively small amount of money.

Forex trades are made in plenty of $100,Thousand. Nonetheless, most Forexs brokes will provide you with the influence percentage all the way to 100:A single, so that you will find the ability to control any $100,1000 have business dealings with as few as $1000 with your consideration. A few brokerages will provide influence associated with 2 hundred:One particular or perhaps 500:1, that allows you to definitely start with as low as $500 or perhaps $250 in your consideration.

Nonetheless, please remember that despite the fact that increased control enables you to get the maximum profit potential, it also raises the danger aspect. The larger the influence rate, small investing change that is to be forced to eliminate the trading capital. Consequently choose the level of power that you use prudently.
For new dealers, it could be safer to begin with power of 20:One or 55:One particular. This will likely improve the amount you?ll want to available a forex account, however it will certainly decrease the probability of discovering all your exchanging funds go away as a result of small change in the price of the currency exchange.

MLB Game Recaps: Nelson Cruz leads Texas Rangers over Toronto Blue Jays

Home ? Game Recaps ? MLB Game Recaps: Nelson Cruz leads Texas Rangers over Toronto Blue Jays

Texas Rangers 14, Toronto Blue Jays 3

Led by a monster 8-RBI performance from slugger Nelson Cruz, the Texas Rangers blew out the Toronto Blue Jays 14-3. Both teams are playing well this season, with the Rangers still at the top of our site?s power rankings. Adrian Beltre, Michael Young, and Mitch Moreland all had three hits each to supplement Cruz?s four-hit ballgame. Elvis Andrus finished with three walks, Cruz homered, and Josh Hamilton hit a shot in the second for his 19th of the year. Rangers starter Derek Holland shut down the Jays over 7.1 innings with five hits, two runs, and a walk allowed to go with nine strikeouts. Brandon Morrow gave up six earned runs, five hits, and three walks and got only two hitters out.

Orioles 8, Royals 2

Adam Jones celebrated his new deal by driving in two runs, and the Baltimore Orioles defeated the Royals, who actually have a winning record on the road. This victory is the O?s 29th of the year, and Nick Markakis led the way with three hits (two doubles) and has a .350 OBP this season. Jeff Francoeur made life difficult for the O?s with three hits (a homer and a double). Jason Hammel continues to pitch well this season and is doing as well as he did a couple of years ago (2.78 ERA). The 6-1 starter tossed six scoreless innings of five-hit ball with one walk allowed and seven K?s.

Pirates 1, Cubs 0

A.J. Burnett and the bullpen combined to shut down one of the three worst teams in baseball. The offseason trade acquisition pitched 5.1 scoreless frames ?and picked up six strikeouts.

Rays 7, Red Sox 4

Matt Joyce drove in four runs for the visitors, and it came from a Grand Slam in the third inning to drive in Carlos Pena, B.J. Upton, and Ben Zobrist. Alex Cobb got the win, and Fernando Rodney saved his 15th game of the season after a perfect ninth.

Rockies 6, Reds 3

Todd Helton had a homer, two hits, and three RBIs, and shortstop Troy Tulowitzki added three hits to help the Colorado Rockies defeat the Cincinnati Reds and chase Johnny Cueto out of the game before he finished five innings. Helton made it a 2-0 ballgame in the second after homering for the fifth time this year, and the Rockies never looked back. Rafael Betancourt has a 2.65 ERA this season, and he picked up his eighth save after downing the Reds in a perfect ninth.

Mets 6, Padres 1

Dillon Gee had no trouble shutting down the Padres offense in seven innings of one-run ball. He allowed just four hits and three walks, and Gee also struck out nine. The Mets received two steaks from Ike Davis in an encouraging performance, and Lucas Duda homered for the home team.

Marlins 7, Giants 6

In the sixth inning, Chris Coghlan hit a three-run shot for his first home run of the season to give the Miami Marlins a crucial and somewhat commanding 6-3 lead after the game was tied. Heath Bell nearly lost the game, but Tim Lincecum?s awful start was not going to go unpunished.

Nationals 7, Braves 4

In a battle between the NL East powers, the Washington Nationals emerged victorious behind star third baseman Ryan Zimmerman. Both of his hits were doubles, and he also drove in three runs to help Chien-Ming Wang notch a win in relief.

White Sox 9, Indians 3

A.J. Pierzynski tripled and scored three runs, and he also homered in the White Sox big win over the division leaders. Jeanmar Gomez had a game to forget, and Adam Dunn knocked his 15th HR out of the park while facing Gomez in the first inning.

Tigers 10, Twins 6

Prince Fielder, Delmon Young, and Brennan Boesch hit in the 4th, 5th, and 6th slots in the Detroit Tigers line-up. All three of them managed to get three hits apiece, with Boesch leading the way with two doubles. The Twins received three hits from lead-off hitter Denard Span, who has a .362 OBP this season, but his two doubles weren?t enough to defeat the Tigers high-powered offense. Alex Avila had two doubles and drove in three runs to lead the Tigers on the run-producing side of things.

Phillies 5, Cardinals 3

The Philadelphia Phillies took down the St. Louis Cardinals after ten innings of action-packed baseball, with Hunter Pence?s extra-innings shot to right being the game-winning hit in this one. Jonathan Papelbon has now saved 14 games this year. The Cards are dealing with the loss of Lance Berkman for eight to ten weeks, and Allen Craig is still out, Matt Adams has been doing work over at first and notched three hits in this one.

Brewers 7, Diamondbacks 1

Milwaukee Brewers starter Yovani Gallardo outdueled D?Backs starter Ian Kennedy, as Gallardo allowed just five hits and a run in 7.1 innings. Corey Hart homered for the tenth time this season, and Brewers superstar slugger Ryan Braun blasted his 13th of the year off of Kennedy in the fourth. For the Diamondbacks, Jason Kubel got on base a game-high four times with two hits and two walks (only player on the team to get on base more than once). His homer in the fourth was his fourth of the season and came off of Gallardo for the team?s sole run.

Yankees 6, Athletics 3

Josh Reddick hit another home run for the A?s, but the home team could not overcome a decent start from Ivan Nova in a 6-3 win for the New York Yankees. Rafael Soriano allowed a hit and struck out two for his fourth save of the season, and the Yankees hit three home runs in this game. Mark Teixeira and Nick Swisher not only homered, but they also had a double each.

Angels 6, Mariners 4

In this game between sub-.500 AL West clubs, the Los Angeles Angels won behind a three-run shot from Albert Pujols in the sixth off of Blake Beaven to open up the scoring. Beaven thoroughly outpitched Ervin Santana, and the Angels were down 4-0 before Pujols?s homer. Afterwards, they scored three runs in the ninth and the bullpen shut down the M?s in the win. After tying up the game on a fielder?s choice at 4-4, the Angels received a walk-off, two-RBI single from Howie Kendrick to score Alberto Callaspo and Erick Aybar, who were in on the last play. Aybar got on base, while Callaspo made it to third due to a costly error from Brandon League (0-4, 4.43 ERA, fourth blown save of the year). A personal favorite of mine, Scott Downs notched his fourth save of the year and has not allowed an earned run yet.

Astros 3, Dodgers 1

Lucas Harrell and Clayton Kershaw were both about even in this pitching duel, but Harrell was slightly better and thus emerged victorious. The Astros starter did not strike anyone out, but he only allowed a run and five hits in 7.1 strong innings. Kershaw, meanwhile, allowed two earned runs on five hits with six strikeouts in seven innings. Jose Altuve doubled twice for Houston, and J.D. Martinez homered. Dodgers No. 3 hitter Bobby Abreu got on base four times with a single and three walks.

EcoCAR 2 Year One Winner: Mississippi State University

EcoCAR 2: Plugging In to the Future named Mississippi State University, with its series-parallel plug-in hybrid electric vehicle design, the Year One winner at the EcoCAR 2012 Competition in Los Angeles. The 15 universities competing in EcoCAR 2 gathered for six days of judged competition for $100,000 in prize money.

EcoCAR 2?which follows the competition series EcoCAR: The NeXt Challenge?is a three-year competition sponsored by the US Department of Energy (DOE), General Motors (GM) and 25 other government and industry leaders to give students the opportunity to gain real-world automotive engineering experience while striving to improve the energy efficiency of a 2013 Chevrolet Malibu.

Year One of the competition series emphasized engineering design though modeling and simulation to select and virtually test their plug-in hybrid electric vehicle architecture. Teams also started developing their hybrid control strategy using hardware-in-the-loop (HIL) simulation tools and designing major vehicle subsystems, including hybrid powertrain, energy storage, and high-voltage electrical systems.

Throughout the competition events in Los Angeles, EcoCAR 2 teams put their designs to the test, giving presentations to industry and government professionals based on their mechanical, electrical, control and HIL strategies, project initiation approval, outreach and business plans, and trade show display.

The Mississippi State University team produced top tier design reports, won Best Facilities Inspection, Best Final Technical Report, Best Project Initiation Approval Presentation, Best Trade Show Evaluation, and Best Controls Presentation categories. The university started competing nine years ago and has since taken first place three times previously.

How To Choose The Right Real Estate Agent / REALTOR? - Yakezie

For the right price, everything is for sale. ?So when my Realtor friend pitched to put my home on the market given the lack of inventory, low interest rates, pent-up demand, and Google/Facebook/Zynga/Apple/LinkedIn money, I said, ?Sure why not!? ?It?s estimated that Facebook?s IPO could increase the value of Bay Area property by some $1 billion dollars over the next several years.

I have a single family home in San Francisco that could very well be suitable for a young internet executive couple looking to start a family. ?I?ve never sold a piece of property before (just accumulated for living and cash flow purposes), and I?m curious to learn from the experience. ?I told my real estate agent that if I don?t get X amount, I?m not selling, and he agreed. ?It?s important to manage his expectations, since he?s the one who?s going to be spending all the time staging, marketing, photographing, and showing.

SELLING WHEN YOU DON?T NEED TO SELL FEELS GOOD

It feels empowering not having to sell if you don?t get your aspirational price. ?In a way, it?s kind of like going to a bar with your buddies and having no fear of talking to the hottest woman there because you already have the most beautiful wife already. ?In another way, it?s like waiting to see if you get an acceptance letter from Harvard, when you?ve already been accepted by Princeton, Berkeley, Columbia, Stanford, and MIT.

Or maybe, it?s like veteran Jason Kidd playing basketball the year after he?s won the NBA championships. ?And since this is a personal finance site, in a final way, it?s like going to work, when you don?t need to because you?ve generated enough passive income to quit your job if you want to.

Renting my house literally costs 3x my mortgage interest and property tax payments post refinance, making it silly to move. ?When rents are this aggressive, it?s only a matter of time before property prices start marching higher. ?I truly believe that property prices will be higher 3-5 years from now.

DISAPPOINTED IN MY REAL ESTATE AGENT

* Showed up to my house in a sweaty t-shirt, shorts, and sneakers for a private showing.??I was shocked when my realtor strolled up to my house 5 minutes before the private showing in post-tennis clothes. ?It would be one thing if he was clean, but to stroll up looking sticky after a 1.5 hour match is completely inappropriate and disrespectful to the buyers, and to myself. ?I would never dare go to a meeting that way, and I?m just absolutely baffled he would show my house in his getup. ?Weekends are when real estate agents are busiest!

I e-mailed him after, insisting he keep a full change of clothes in one of my bedroom closets. ?His presentation caused my blood pressure to rise. ?Maybe if my property was a studio in a bad neighborhood, it would be OK for him to come show my place in shorts and a t-shirt. ?But, at least take a shower beforehand dammit!

* Doesn?t listen to the client.??My realtor has been pushing me to do an open house. ?I told him NO twice, because all open houses do is open yourself up to your nosy neighbors and to potential robbery. ?I even sent him a report from the National Association of Realtors saying that only 2% of transactions ever come from open houses. ?I?ve personally been to over 100 open houses and I have never bought a thing!

I told him I cherish my privacy and my safety, and to just use the internet and e-mail marketing since 80% of buyers find their homes on the internet. ?He continued to push back, saying he wants the house to generate this ?frenzy factor?. ?I told him why can?t he just host a private open house where each prospective buyer and agent is pre-screened to create a similar wow factor? I did that with my rental property and had 30 people come in a one hour window. ?He shrugged. ?Open houses are for the real estate agent to find new clients, and they are not good for the seller!

* False assumptions.??After saying that I wouldn?t have to pay anything out of pocket, he springs the necessary $440 pest inspection fee I have to pay for the disclosure packet. ?I?m all for a thorough disclosure packet, however, if you know the amount of commission I will end up paying my realtor, you will shit a brick at his audacity to back pedal and get me to pay the fee. ?What was originally a ?no cost to you? process of listing, suddenly is now riddled with a $440 pest inspection fee, a $1,000 paint job in the living and dining room, and who knows what else.

* Not in my corner.??My realtor is on a tennis league team which I was thinking of joining. ?I use the word ?was? because when I asked him whether I had a chance to play singles for his team, he told me that it would be hard because the singles players there have been members for a long time already. ?In essence, he wasn?t in my corner. ?He didn?t offer to say he would talk to the captain to try and work me in. ?He stonewalled me. ?I don?t want a realtor who isn?t 100% in my corner to earn a 5 figure commission off me. ?The messed up thing is, I kick his ass in tennis, and would beat his team?s singles players 80% of the time because I know who they are!

WHAT TO LOOK FOR IN A REAL ESTATE AGENT

* How big is his or her network???The longer he?s been in the game, the larger his network. ?Real estate agents can work from anywhere, so they don?t necessarily have to be a 10 year veteran of one firm. In fact, if they?ve moved every 3-5 years, that could be a good sign they are in high demand. ?There is a virtuous cycle on one?s reputation, the longer they have been working.

* Does he have a web presence???If your realtor doesn?t have a hisname.com website in this day and age where 80% of properties are found on-line, then you should be a little leery. ?The website should have basic info such as his bio, his previous transactions, thoughts on the market, some pretty graphs, and so forth.

* Does he do what he says he?s going to do? ?If he says he will be at your house at 1pm, does he arrive at 12:45pm to prepare the house and gather his thoughts beforehand? ?When he says he will handle the upfront costs, does he pay for everything or try and get you to pay some of the bill?

* Intelligence.?You must ask them questions about their thoughts on the markets and see if they can put together a coherent argument. ?I?ve come to realize that some people are just dumb, and Realtors get an extremely bad wrap for being dumb by just regurgitating what CNBC, or the National Association of Realtors write. ?The realtor should have his own opinions, and facts that buttress these opinions. ?With good intelligence, also comes good salesmanship, because the more you know, the more you are able to sell convincingly.

* Integrity.??The one thing I like about my realtor is that he has great integrity. ?I asked him whether I should disclose a minuscule leak in the ceiling that I fixed and he said, absolutely. ?I asked him whether I should turn on the portable air-filter in one room to help drown out some outside noise, and he said best to leave it off to be completely upfront. ?Good integrity goes a long way because it minimizes the risk of negative surprises.

* Does he make people feel comfortable???If you don?t feel comfortable being around your realtor, the buyers probably won?t feel comfortable either. ?The good thing about my realtor is that he leaves people alone to walk the property and doesn?t pepper them with questions. ?He lets people take their time and follow-up with him. ?I generally see this as a positive sales attribute, because I dislike pushy sales people.

* Can you feel his hustle? ?When you wake up in the morning, has he sent you some new thoughts and a marketing game plan? ?Has he created a Google Docs spreadsheet to track all the prospective buyers who have come through and shared the file with you? ?Has he suggested you go with him to make appointments to see the competitive properties on the market? ?You need to see and hear his hustle. ?You don?t want him strolling to your house in the nick of time in his shorts and t-shirt because he had a practice match beforehand!

REAL ESTATE COMMISSION RATES NEED TO COME DOWN

The oligopoly priced 5% minimum commission fee is ridiculous for expensive cities such as San Francisco and New York. ?Why on earth does it cost $150,000 in commissions to sell a $3 million dollar house, for example? ?I can maybe understand a $10,000 commission on a $200,000 house, but it doesn?t take 15X more work to sell a $3 million dollar house.

Despite the price fixing, don?t underestimate the power of the 2.5% commission for the buyer?s agent. ?The 2.5% commission for the buyer?s agent is an incredible incentive that makes Realtors hustle to do whatever it takes to make the buyers happy, which hopefully leads to a smooth transaction. ?Some agents will literally not show their clients a particular house that fits their needs if the commission is too low!

Paying a 5% commission makes me sick, however, I do feel I?m getting better ?value? that the fee is split and incentivizing both parties to make something happen. ?Don?t feel their commissions are fixed, either. ?Both sides are definitely willing to negotiate down their commissions if the choice is between walking away, and making a transaction happen.

THE INTERNET SAVES THE DAY

Even if you are stuck with a dud of a real estate agent, know that it is very hard to screw up a sale if you?ve priced your properly correctly and made the house look its best condition. ?With sites such as Trulia, Zillow, the MLS, and the agent?s own network, the word will get out online and over e-mail that your property is for sale.

Perhaps some Realtors have an amazing amount of charm to convince buyers to buy. ?However, a home is usually one?s biggest purchase, and I don?t believe people can get convinced too easily. ?The selling agent?s main responsibility is to get the word out and show the house. ?So long as the Realtor isn?t rude, or an idiot, the market will set the price.

I?m enjoying this home selling experience because of all the things I?ve learned and shared with you here. ?The process is still stressful, even though I don?t have to sell. ?It?s a pain to keep the house clean and the waiting can be quite aggravating. ?However, I?m taking the process in stride, so that if and when I do really want to sell, or need to sell, I?ll be more prepared than ever.

Readers, share with us your home selling experiences. ?What are some of the things you look out for in a realtor?

Note: The basic difference between a real estate agent and a REALTOR? is a REALTOR? is a member of the National Association of REALTORS?. ?Both are licensed to sell real estate.?
